RERA Complaints: A Step-by-Step Guide for Homebuyers

If your builder has delayed possession, changed the plan, or refuses the Occupancy Certificate, RERA is usually your fastest, cheapest forum. Here is the process end-to-end.

1. Confirm the project is RERA-registered

Search your state RERA portal with the project name. Note the registration number and the promised possession date declared there — this declared date is powerful evidence.

2. Assemble your paper trail

Builder-buyer agreement, payment receipts, demand letters, and every email or message about the delay. Arrange chronologically.

3. Send a written demand first

A dated letter or legal notice asking for possession/OC/refund with interest. Not mandatory everywhere, but it strengthens the record and sometimes resolves things by itself.

4. File the complaint online

Register on your state RERA portal, fill the complaint form, upload documents and pay the fee (typically ₹1,000–₹5,000 depending on state).

5. Attend hearings prepared

Carry originals and an indexed set of copies. Stick to dates, amounts and clauses — RERA benches value precision.

6. Enforce the order

If the builder ignores the order, file for execution; RERA can recover amounts as land-revenue arrears.
